Major Item Check List
Fall
1. Inspect heating system – if required serviced by a qualified service company 2. Check all wall units and thermostats 3. Close all outside house faucets and drain 4. Check gutters for leaf / debris build up 5. Check all windows to make sure property closed 6. Check refrigerator door seals are airtight. If a coil-back refrigerator, vacuum the coils at least twice each year. 7. Check chimney for loose or missing mortar. Have chimney professionally cleaned. Make sure damper closes tightly. 8. Trip circuit breakers to ensure proper functioning
Winter
1. Hot water tank drain off a dishpan full of water from the clean-out valve at the bottom of your hot water tank to control sediment and maintain efficiency. 2. Vacuum fire and smoke detectors, as dust or spider webs can prevent them from functioning. 3 Ensure that all smoke detectors, carbon monoxide detectors and fire extinguishers are in good working order. Replace batteries in appropriate devices as needed 4. Monitor home for excessive moisture levels—for example, condensation on your windows, which can cause significant damage over time and take corrective action.
Spring
1. Turn OFF gas fireplace pilot lights where possible. 2. Check smoke, carbon monoxide and security alarms and replace batteries. 3. Clean windows, screens and hardware, and replace storm windows with screens. Check screens first and repair or replace if needed. 4. Open valve to outside hose connection after all danger of frost has passed. 5. Check and clean BBQ – fill tank 6. Trip circuit breakers to ensure proper functioning
Summer
1. Check all pipes for condensation or dripping, and take corrective action, for example, reduce humidity and or insulate cold water pipes. 2. Check smooth functioning of all windows and lubricate as required. 3. Lubricate door hinges and tighten screws as needed. 5. Check and replace damaged caulking and weather-stripping around windows and doorways.
